Toronto is where I built my career, but more importantly, it is home.
I am married and have a daughter and a son . My family is the part of my life I value most, and spending time with them keeps everything else in perspective.
Outside real estate, I have always been interested in finance, economics, public policy and current affairs . Those interests naturally overlap with my work because interest rates, government policy, employment and the economy can all affect Toronto real estate and the decisions buyers and sellers make.
When I am away from work, I enjoy watching basketball and skiing .
Working in Toronto real estate since 2001 means I have seen very different markets.
I have worked through periods when homes attracted multiple offers almost immediately, periods when buyers had considerable negotiating power, major changes in mortgage rules, rising and falling interest rates, condo booms and slower markets where selling required much more preparation and strategy.
That experience has taught me something important: there is rarely one real estate answer that is right for everyone.
Sometimes buying makes sense. Sometimes waiting does.
Sometimes a seller should renovate before listing. Other times, spending more money will not produce a worthwhile return.
Sometimes the highest offer is the best offer. Sometimes its conditions, financing or closing terms make another offer stronger.
My role is to help clients understand those differences before making the decision.

My Civil Engineering degree from Toronto Metropolitan University, formerly Ryerson University, gives me a different perspective when looking at real estate.
I naturally look beyond staging, finishes and how a property photographs.
Depending on the property, I may be thinking about its construction, layout, renovations, lot characteristics, grading, condition, improvement potential and how those factors could affect future marketability.
That perspective can be particularly useful when looking at older Toronto homes, extensively renovated properties, custom homes, larger lots and properties with redevelopment potential .
Of course, a Realtor does not replace a professional engineer, home inspector, lawyer or contractor. When specialized advice is required, I believe in involving the right qualified professional.
In addition to more than two decades of practical experience, I have completed specialized professional education in buyer representation, seller representation and luxury real estate.
The Accredited Buyer’s Representative designation focuses on the skills and responsibilities involved in professionally representing real estate buyers.
The Seller Representative Specialist designation focuses on professional seller representation, including the responsibilities involved in preparing, marketing, negotiating and completing the sale of a property.
The Certified Luxury Home Marketing Specialist designation provides specialized education related to representing and marketing luxury residential real estate.
Professional designations are valuable, but I also believe there is no substitute for years of practical experience working through real transactions, changing markets and difficult decisions.
I work with first-time buyers, experienced homeowners, move-up buyers, investors and people relocating to Toronto or the GTA.
Finding listings is only one small part of buyer representation.
I want my clients to understand:
Which neighbourhoods make sense for their needs
How one property compares with another
What a property is realistically worth
What should be investigated before making an offer
What risks may exist
How to structure and negotiate an offer
How the property may perform when it eventually comes time to sell
Clients are also supported by a full real estate team , helping with property searches, showings, research, offers, documentation, coordination and follow-up throughout the purchase.
Over many years in the business, I have also built relationships with experienced professionals in the real estate industry. When needed, we can connect clients with mortgage and financing professionals, real estate lawyers, home inspectors, contractors and other specialists .
Each professional provides advice within their own field, but having the right people available can make a complicated transaction much easier to manage.
Our team can also assist clients in English, Persian/Farsi, Korean, Chinese, Italian and French .
Selling a home involves much more than putting it on MLS and waiting for a buyer.
My team and I help sellers through the entire process, including:

One area I pay particular attention to is where sellers should spend money before listing .
Not every renovation creates value.
Sometimes a small repair can remove an important concern for buyers. In other situations, an expensive renovation may cost considerably more than it adds to the eventual selling price.
The objective is to prepare the property intelligently—not simply spend more money on it.
Our sellers also have access to our broader network of lawyers, mortgage professionals, inspectors, contractors, trades and other industry professionals when needed.
I also work with luxury and higher-value properties throughout Toronto and the GTA.
These homes often require more individual analysis because there may be relatively few truly comparable properties.
Value can be affected by factors such as:
Street and location
Lot size and configuration
Ravine or premium positioning
Architecture
Construction quality
Renovations
Layout
Privacy
Property condition
Redevelopment potential
My Civil Engineering background , combined with my Certified Luxury Home Marketing Specialist designation , is particularly relevant when evaluating older luxury homes, custom construction, extensively renovated properties and larger lots.
Condominiums have been an important part of my Toronto real estate business for many years.
A condo purchase is not simply about liking the unit.
Building quality, management, maintenance fees, layout, parking, exposure, location, resale appeal and the financial health of the condominium corporation can all matter.
I also work with clients purchasing and holding real estate as an investment.
When evaluating an investment property, I prefer looking at the complete picture:
Purchase price, financing, rent, carrying costs, condition, marketability, risk and eventual exit strategy.
Real estate investment decisions can involve tax, legal, mortgage and financial considerations, and those areas should always be discussed with the appropriate qualified professionals.
Our relationship with a client does not necessarily end when a purchase closes.
We also provide residential property management services for our clients with properties in Toronto and the GTA .
This can be useful for investors, clients who temporarily relocate, owners living outside Canada, or families who simply want professional help overseeing a property.

After more than two decades in the business, my approach is still fairly simple.
Understand what the client is trying to accomplish. Understand the property and the market. Identify the risks. Give the client the information they need. Then help them execute the decision properly.
I do not believe every client should buy, sell or make a move simply because they have contacted a Realtor.
Sometimes the most valuable advice is knowing when to act.
Sometimes it is knowing when not to.
That is the kind of relationship I try to build with my clients.
